Residential and Commercial Sales and Purchases
Buying and selling property is a legally complex transaction. All properties are different. Some are part of a chain and some have third party rights over them, some are not even registered at the Land Registry. The list of possible issues is long and varied. Our aim is to make this part of the process as simple for you as we can so you can focus on moving home. We can do this because we are experts and have the experience to know what to look out for.
Whether you are the buyer or the seller, we will carefully advise you on the legal issues which arise, prepare all the paperwork and handle the financial transactions for you.
We provide an individual service, nearly always for a fixed fee – regardless of the nature and length of the transaction, our fees are clear from the outset.
Commercial Leases
Whether you are a landlord or a tenant we know that it is of vital importance to you that your interests are protected. This means having a legally valid commercial lease in place. We will provide advice in relation to a lease or draft a lease for you which protects your position.
Re-mortgages
We have extensive experience of dealing with re-mortgages for clients with existing properties and as a consequence of having been accredited with the Law Society Conveyancing Quality Scheme since 2012 we are on the overwhelming majority of bank and building society lender panels.
Transfers of Equity and Deeds of Trust
We have lots of experience of transferring equity in properties both amongst family members and otherwise. We can advise you on Deeds of Trust and prepare them for you where appropriate, to protect your interests in the property.
